Job Title: Financial Analyst (Real Estate)
Work Hours: M-F; 9:00 AM-6:00 PM EST / 10:00 PM-7:00 AM PH Time
Salary: 1,500-2,000 USD per month
Duties and Responsibilities:
- Lead underwriting and due diligence activities, including overseeing acquisitions and performing financial analysis, market analysis, and reviewing third-party due diligence reports.
- Perform the initial screening of investment opportunities to determine fit with the company's investment objectives; this includes quick back of the envelope (BOE) as well as full underwriting analyses.
- Oversee and manage deal flow.
- Create investment decks that thoughtfully assess prospective investments.
- Create reports for lenders and investors.
- Conduct market assessments, site assessments, zoning assessments, and other due diligence related to site acquisition and development feasibility.
- Be able to review and underwrite models, build/update waterfall / promote models and forecasts.
- Lead the financial analysis for new and existing investments (primarily multifamily, mixed-use, and affordable).
- Lead the creation of thorough and concise investment memorandums.
- Prepare asset management reports, investor updates/presentations, and other marketing materials.
- Monitor and manage closing processes and assist with closing.
- Model and forecast asset performance, projected returns, varying debt scenarios, and equity waterfalls (IRRs and Equity Multiple).
- The hired candidate will report directly to the Founder of the firm.
- A minimum of 3-5 years of experience in real estate financial modeling from areas such as real estate corporate finance, investment banking, private equity or real estate investment sales, or debt platforms.
- Strong quantitative, financial analysis and modeling, advanced knowledge of MS PowerPoint, and advanced MS Excel skills are required. Excel Modeling skills – will be tested.
- Excellent communication, written, and interpersonal skills at all levels are critical to success.
- Must have strong experience with MS PowerPoint.
- Ability to perform quantitative and qualitative analyses of real estate transactions with advanced underwriting techniques and a deep understanding of equity and debt capitalization structures.
